Job Title: Assistant Community Manager (100% Affordable Senior Housing)

Reports To: Community Manager

SUMMARY

Responsible for assisting the Community Manager in maintaining the physical asset and

maximizing the financial returns from that asset in accordance with the company’s objectives

while promoting the Company’s professional standards of quality. Assists Community Manager

and supervisors with special projects and administrative tasks. Assists in assuring staff

compliance with company policies and procedures.

ESSENTIAL DUTIES AND RESPONSIBILITIES include the following. Other duties may be assigned.

Relationships

  1. Reports to Community Manager

  2. Assists in maintaining relationships with all residents, ensuring consistent application of

property policies.

  1. Assists in maintaining relationships with other departments within the Company.

  2. Assists in maintaining relationships with the community and the profession.

  3. Assists in maintaining relationships with suppliers, vendors and professionals servicing

the Company or property.

  1. Assists in the Affordable Housing certification process and maintaining communication and relationships with internal compliance departments as well as county and city housing authorities.

Resident Relations

  1. Responds to resident inquiries, complaints and concerns promptly;

  2. Respond to Maintenance needs and Work Order requests promptly;

  3. Enforcement of apartment community rules and regulations

  4. Management of initial and re-certifications for Affordable Housing, housing voucher requests and changes and case worker relations.

Financial Reporting and Control as directed by the Portfolio Manager

  1. Collects rents, posts in accounting software system and deposits rents;

  2. Properly execute journal receipts for monies collected;

  3. Maintain accurate accounting records;

Marketing and Leasing

  1. Show units and run applications for criminal and credit background checks;

  2. Assists in supervising the Leasing Staff and Maintenance Personnel, if appropriate;

  3. Assists in preparation of advertising and marketing program;

  4. Visits competitive properties and assists in preparation of regular market surveys;

  5. Assists in preparation of weekly and monthly reports;

  6. Review credit and criminal background history on rental applications (credit and

criminal) and lease forms for accuracy and compliance with resident policy;

  1. Collect rent, post to accounting system and deposit rents into the bank.

  2. Make recommendations to improve marketing and leasing programs;

  3. Log appropriate accounting transactions as they take place;

  4. Answer the phone and take messages.

  5. Maintain traffic log and waitlist(s).

  1. Ability to manage Affordable Housing paperwork, inspections and deadlines.

EDUCATION and/or EXPERIENCE

COMMUNICATION SKILLS (reading, writing, typing etc.)

MATHEMATICAL SKILLS (if applicable)

Ability to add, subtract, multiply and divide in all units of measure, using whole numbers and

decimals.

REASONING ABILITIES - Ability to apply common sense understanding to carry out

instructions furnished in written, oral, or diagram form.

Pay Range: $13.00-$15.00 per Hour + Benefits
